SHORT TERM RENTAL AGREEMENT

  1. Property: The property is located at:

Cliffton Place, East Legon, Accra, Ghana .

  The property is furnished and includes (see rental rules)

  1. Rental Party: The rental party shall consist of Guest and the following persons:

  1. Maximum Occupancy: limited to 4 persons. $20/person per night will be charged for additional guests.

  2. Rental Rules: Guest agrees to abide by the Rental Rules placed in the Apartment at all times while at the property  and shall cause all members of the rental party and anyone else Guest permits on the property to abide by the following rules at all times while at the property.

  3. Access: Guest shall allow Owner access to the property for purposes of repair and inspection.

  4. Rental Rate and Fees: Security Deposit: A deposit of $200 is due on or before Check-in. The deposit is to safeguard against damages and shall be refunded at Checkout provided there is no:

i.)Damage to the property or furnishings; ii) Dirt/stains requiring excessive cleaning: or iii) any other cost incurred by Owner due to Guest's stay.

  1. Cancellation Policy: If Guest wishes to cancel his/her stay before booking duration expires, a $15% charge is deducted from the cancelled days, after which a refund is made for the outstanding balance.

  2. Insurance: We encourage all renters to purchase traveler insurance.

The parties agree to the terms of this Short Term Rental Agreement as evidenced by the signatures below.

I confirm that the state of the Space is clean and just as depicted.

RENTAL RULES

  1. Smoking is NOT allowed inside the apartment. Smoking is permitted only on the balcony.

  2. People other than those in the Guest party set forth above may not stay overnight in the property any other person in the property is the sole responsibility of Guest. Guests are not allowed to exceed the occupancy limit agreed to above.

  3. Guests should not create excessive noise at a level that disturbs neighbors: Code-enforced neighborhood quiet hours are from 10:00p.m. — 8:00a.m.

  4. All of the units are privately owned: the owners are not responsible for any accidents, injuries or illness that occurs while in the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises and to others whom they invite to use the premises.

  5. Keep the property and all furnishings in good order.

  6. Only use appliances for their intended use

  7. Pets are NOT allowed.

  8. Housekeeping: weekly cleaning is included in the package for guests staying 7 days or more.

  9. Refuse: Any garbage must be stowed in bin bags and deposited into the larger bins located at the basement.

  10. Water and Septic: DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at any time. If it is found that feminine products have been flushed and clog the septic system, you could be charged damages of up to $500.

  11. Abusive language toward staff or other guests will result in termination of stay without refund.

  12. Sexual harassment of building staff or toward other guests will result in termination of stay without refund.

  13. Falsification of information to secure discounts or refunds will result in termination of stay without refund.

  14. No food and drinks should be consumed in the rooms

  15. Deposit trash bags at designated refuse area.

  16. Accommodating persons in excess of maximum capacity will result in termination of stay without refund.

  17. Couch should not be used as a bed. This will result in demand for payment for dry cleaning.

  18. Guest is responsible for the safety and security or their valuable items during cleaning. Lock your luggage and or store it in the store room and lock the door. Management is not responsible for loss or damaged items.

  19. Ensure all appliances, ACs and lights are turned off when leaving the apartment.

  20. Parties of any kind are not permitted. There should be no loud noise after 10pm or before 7am
